Northgate Business Park

When Ingenuity was still relatively young – we were only a year old, our small and mighty team was entrusted by Fengate Asset Management to tackle a business park development that spanned multiple phases and years, constructing five buildings in total. This has formed a pivotal part of our origin story, and we’ve now partnered with Fengate on over a hundred projects for more than fifteen years. This milestone project is now called the Northgate Business Park – a combination of the former Norjohn and Northgate developments.

With every new project, we gain new experience and insights as we are continuously learning and developing ourselves as constructors. This particular project truly stretched our capabilities at that time, and we learned a lot throughout the course of construction. We encountered a number of unknowns, including equipping the building to adhere to new earthquake requirements and sourcing materials from California. There were unexpected delays and we learned some valuable lessons. We’re grateful that Fengate recognized our commitment to excellence and getting the job done right. The key was to maintain an open channel of communication at all times.

At Ingenuity, not only do we provide general contracting and construction management services, but we also share our insights and strategic thinking with our partners. In this project, we advised Fengate to purchase the adjacent plot of land for future planning and they did. This mutual trust enabled us to transform that land into an industrial office park and soon-to-be the home of EarthFresh. This phase also presented its own challenges, such as working around two creeks and an endangered tree species. But we, as a team, are always up for tackling any complexities head-on. We continued to rely on our resourcefulness and resiliency to address any issues that arose.

At the same time, our relationship-building carried through to the tenants that were to occupy Northgate Business Park, and we extended our work from the exterior shell building to the interior fit-outs for each space.
