LiUNA, Fengate, and Partners celebrate the opening of 500 Upper Wellington, a new community for elevated rental living in Hamilton
HAMILTON, Ontario, June 26, 2026 – The Labourers’ International Union of North America (LiUNA) and Fengate Asset Management along with partners The Hi-Rise Group (Development Manager), Ingenuity Development Inc. (Construction Manager), and The DMS Group (Property Manager) were all present to celebrate the official opening of 500 Upper Wellington. This six-storey, new generation, purpose-built rental community in Hamilton offers 260 suites and 300,800 square feet of elevated living, complete with underground parking and is the first property to begin leasing under Fengate Communities.

To commemorate this milestone, we were joined by Mayor Andrea Horwath, City of Hamilton; Councillor Rob Cooper, Ward 8, City of Hamilton; Joseph Mancinelli, Chair of LiUNA Pension Fund of Central and Eastern Canada (LPFCEC), LiUNA International Vice President, and Regional Manager for Central and Eastern Canada; and John-Bosco Agbasi, Managing Director, Asset Management, Fengate Real Estate. Their speeches reflect our shared commitment to delivering much-needed housing supply across Ontario, particularly high-quality, rental housing.
“I want to take this opportunity to congratulate the teams that have been involved. Fengate, of course, first and foremost. Hi-Rise Group that are here – our consultants who make sure that the project is built on time and on budget. Ingenuity, our general contractors here, that have done, as you can see, an exemplary job at building 500 (Upper Wellington). And all the subtrades as well,” said Joseph Mancinelli, Chair of LPFCEC, LiUNA International Vice President, and Regional Manager for Central and Eastern Canada. “Afterwards, when you get an opportunity to walk around the facility, you will see what I mean about the feel of the building. And the interior design work has been exceptional, and it feels like a home, as it should feel.”

“When you look at this space, it’s a space for community,” said Mayor Andrea Horwath, City of Hamilton. “At the end of the day, what this building does, it creates a lot of space for tenants from every floor to meet tenants from every other floor. So, what it becomes is not just a building, and not just a space to come home and cook your meal and go to bed and get up the next morning. It becomes a space where people create community. But my understanding is that that has been top of mind through the whole building. And for that, I’d say congratulations.”

500 Upper Wellington consists of features centered on sustainability, including green roof, geothermal heating and cooling, energy-efficient building systems, and EV charging. There are also “smart” features, including smart thermostat and smart parcel delivery system as well as digital door locks to elevate the community living experience. In addition, there’s close proximity to transit, schools, restaurants, health facilities, and retail amenities, making it a prime location for residents.
